In 2011, I left my corporate job to build my portfolio. It was the best thing to happen to me. I was no longer spending 14 hours a day working my corporate job and depleting my health. I was free to start living my life and reconnecting with my dreams.
I've gone on to build various businesses and income streams and now I'm helping others to do the same. I teach the physical side of making money so how to start building income streams from scratch, as well as the emotional or mindset side. Our relationship with money massively impacts our ability to make and keep it. I help people to cultivate a happy and healthy relationship with money for a more abundant, happy life.
My 3-month Property & Wealth Creation Programme breaks down the first few stages of getting started with property investing into easy, manageable steps, with me guiding you along the way.
Strategy. Area. Property.
It all starts with the crucial Strategy Call to gain clarity on where you are now, where you want to be and how property can support that vision. We also explore how to fund the portfolio and will narrow down your area.
After your Strategy Call, I will send you your Journey Plan, summarising what we discussed on the call, your action plan and how I can best support and guide you along your journey.
Next, you will decide on 3 areas to compare, and I will carry out the Area Comparison for us to discuss on your next Momentum Call. Once you have finalised your area, the fun can really begin!
We will meet in your chosen area to start looking at houses, build relationsships with estate agents and get some offers in.
The core intention of the programme is to get up and running, and to get your first offer accepted, although there are no guarantees.
Along the way, I will guide you on when to speak with a mortgage broker, accountant or any other advisers I feel are needed for your journey.
Your programme is entirely bespoke and personalised to you and your journey.
The investment for the 3-month container is £5,000 (£250 for the 90-minute strategy call & £4,750 for the balance, if you decide to go ahead).
I only work with a limited number of Private Mentoring clients so spaces are limited.

The Strategy Call is key to successful property investing. You will gain clarity on your stratgegy, financing and area. You will have a roadmap of what you need to do to get to where you want to be. The call is booked independent of the Property & Wealth Creation Programme, if you feel you have enough after the strategy call, that is perfectly fine. If you want to continue, it becomes part of the Programme.
Based on your Strategy Call, I will create a Journey Plan for you which will detail everything discussed on the call for your reference, including your strategy, financing and area. It will also detail how I can best support you on your property journey. You will have a completely bespoke, personalised Property & Wealth Creation Programme tailed to you and your needs.
I will carry out an Area Comparison, where I will compare 3 areas based on their cashflow, capital uplift, time to travel, number of houses. It will help you to make an informed choice about in which area to invest.
I will join you in your investment area for a one-day property investing day. Usually this is looking at properties, meeting estate agents, doing the numbers and putting in offers, along with any property training required, but this will be tailored to you and your needs.
We will have weekly calls where we reflect on the previous week and action points, discuss next steps, include any training or explore any questions you may have, and set tasks for the communing week.
You will have email and messenger access to me throughout the container, during working hours, for any questions or support you require. I am effectively on the journey with you.
I will introduce you to my network and team of advisors to help support you on your journey. There is no obligation to use any of them.
On your final Momentum Call, we will revisit your Journey Plan and reflect on how far you have come during your programme. We will also discuss next steps to help keep up your momentum.
Deyan and Vlad already ran a successful business and had been interested in investing in property for a long time, they had even attended some property training events. They had some funds to invest and wanted to make sure they invested wisely.
We started with a strategy sesesion where it became clear that BTLs were the right strategy for them and that they had sufficient funds to get started. From the strategy session, I created an Area Comparison Report for them and, from it, they chose their area.
We visited the area together, viewing lots of properties, meeting lots of estate agents, crunching lot of numbers and putting in lots of offers. During this visit, they had their first offer accepted!
I put them in touch with my key advisors who helped them with the financing and legals. It was not all smooth sailing as the property was deemed unmortgagable so we explored lots of alternative financing options.
They got the keys for the house a few weeks later and had another offer accepted just after that!

Catherine & Jason had been wanting to invest in property for years and had been long time listeners of the Property Empress Podcast. They had lovingly renovated a property for serviced accommodation and had reached out for help marketing and managing it, but also pulling out some equity to build a BTL portfolio. They should be getting the first set of keys any day now! They will have enough funds to build a robust BTL portfolio and replace their salaries. They are buying properties that require light renovations so that they can recycle their money and keep building the portfolio.
The passive income from the BTL porfolio will perfectly complement the high cashflowing yet more active serviced accommodation property.

Taty and Leslie were already seasoned property investors with a portfolio of buy-to-let (BTL) and house in multiple occupation (HMO) properties, looking to uplevel their property business.
